I would first like to say that we appreciate your business and want you to enjoy your visit and come back again and again! No one really likes policies and I do not like to make them. Policies never seem to sound “friendly”. Policies can, however, make your vacation a positive experience.
Most of our policies below have occurred from things that have broken the chain of smooth operation for us and our guest. We have provided a list of policies so that you will have no surprises and will be prepared for your special get-away.
It is important to us for you to be happy and leave as “our friend”. My staff and I will try everything in our power to insure that you leave us with a heart full of special memories. If you have a problem with anything during your stay with us, please call us and give us the opportunity to make things better for you. We are a company that provides true “Southern Hospitality”.

To make your reservation, we have Vacation Specialist standing by to take your call at (606) 663-8858 during office hours or, for your convenience, we have online booking.
You will not be able to use our online booking if you are bringing a larger group or reserving more than one cabin. In this case, you will need to call our Vacation Specialist for assistance.
There is no cancellation available for reservations made using online booking.
There will be an additional cleaning fee between $25.00-$60.00 depending on the size your accommodations. When booking online, this charge will be added at the end of your reservation. (This is a mandatory charge. By making this reservation online, you agree to this charge. If it is not added to your reservation when booking online, Five Star Cabin Rental reserves the right to charge this fee to your credit card once we receive your reservation. Your reservation will not be guaranteed without it)
If you are bringing a pet, you need to indicate that on your on-line booking so that you will not be charged a penalty for a non-registered pet.
Make sure that you know how many people your cabin will accept before making a reservation. We do not accept crowding or parties.
WHEN IS MY CREDIT CARD CHARGED?
WE ACCEPT: DISCOVER, MASTERCARD & VISA ONLY
The day that you call and make your reservation is the day that you will be charged in full for your cabin or room rental. The person that the reservation name is under must be the one to actually “check-in” for your keys and to sign paperwork. This person must also provide their personal credit card used for making the reservation upon check-in. If anyone other than the person that reservation name is under tries to check-in prior, they will be refused.
CHECK-IN TIME & CHECK-OUT TIME
Our check-in time is 3:00 p.m. Our check-out time is 11:00 a.m. If your choose to check-out later than 11:00 a.m., there will be an additional charge. At 11:15 a.m. Our Cabin Techs have permission to enter the cabin or room and start preparing it for new guest coming in.
MINIMUM NIGHT STAY
We have a 2 night minimum with our cabins. Occasionally an exception may be made. There is an additional charge for any 1 night rental that we are able to accommodate. (There is a 3 or 4 night minimum on most holiday weeks/weekends and some special event weeks/weekends) Guest staying at least 7 nights may be eligible for a discounted stay. Call for details.
WHAT WE PROVIDE FOR YOU
We supply bath and bed linens for all cabins. You are provided with 1 bath set per bed space. If you need additional, please bring extra with you.
All of our accommodations are fully equipped & furnished with the comforts of home including, bed linens turned down and waiting for you to slip into.
We provide kitchen utensils, pots and pans, some bowls or casserole dishes, place sitting dishes and glasses and silverware in the cabin kitchens. If you have a special recipe that needs special containers…please bring additional kitchen items as you see needed.
We provide a “starter” supply of toilet paper, paper towels, soap and shampoo. We highly recommend that you bring extra supplies for your stay.
All cabins and houses are non-smoking. Feel free to enjoy smoking outside or on cabin deck. Please be responsible in disposing of cigarette butts so that you are not responsible for littering or for a fire. Cigarette butts can cause forest fires.
If you are 25 or older, you may not be charged a damage deposit with your reservation. You are still responsible to pay for any damages that occur to cabin during your stay and will be charged accordingly.
POLICIES FOR OVER OR UNDER THE AGE OF 25?
If you are booking a cabin and are over the age of 25 we do not charge a “damage deposit” on credit card reservations. We graciously clean after departure, however, we do expect that you depart leaving your accommodation in the order you found it. If the cabin has been partied in or excessively messy, we will charge your credit card accordingly.
If you are under the age of 25, you may be charged an additional damage deposit that will be returned to you upon the cabin inspection when you depart.
You may only bring the number of guest with you that you have reported on your reservation. If you bring additional guest that have not been registered, there will be additional charges or you may be asked to leave and forfeit your payment.
HOW MANY FRIENDS ARE YOU BRINGING?
Make sure that you know how many people your cabin will accept before making a reservation. We do not accept crowding or parties and you may be charged additional money or be asked to leave if your cabin is over crowed with guest.
Please respect other cabin properties by staying quiet after the hour of 10:00 p.m. Excessive noise or partying will be addressed by security.
LOST AND FOUND
We are sorry that we cannot be responsible for items left behind. Please check your room or cabin carefully before departing. If we are able to return your left items to you, there is a $25.00 charge for shipping and handling. This charge could be higher if your item is larger or heavy.
HOT TUB POLICY
Most of our cabins have hot tubs outside on the deck. They are always filled, cleaned and ready to enjoy. Sometimes if a hot tub is filled close to check-in time, it will require extra time to be heated. If you know that you are going to be using the hot tub you may want to bring extra towels with you. (Generally we do not have a problem with hot tubs, however, in the unlikely event that you experience a problem with a hot tub, they are not guaranteed)
These hot tubs are the owners personal hot tubs and have not been inspected by our county Health Inspector. It is important that you know that you are using any hot tub at your own risk and that 5 Star Cabin Rental will not accept any responsibility for any problems you may acquire from using a hot tub at a cabin.
There is a no cancellation policy in place for all reservations made online. See below for cancellation policy for all reservations made over the phone with our vacation specialists.
Any reservations made for holidays or holiday weeks, or for 3 or more nights or longer, or for the month of October, must fill out reservation form in advance and reservation cannot be cancelled. Cancellations will be charged a $25.00 service charge on any cancellation.
For reservations that fall within our policy, we need at least 7 full days in advance to reimburse your balance. If we are not given 7 full days in advance of your cancellation call, you will forfeit your entire payment.
You can, however, (one time only per reservation), change your reservation date 10 days in advance to avoid the $25.00 cancellation service charge.
WHAT IF I DECIDE TO SHORTEN MY STAY ONCE I ARRIVE?
We will not be able to reimburse you if you decide to shorten your stay after you arrive.
WHAT IF I ARRIVE AND HAVE A PROBLEM WITH MY CABIN?
We try very hard to make sure that your cabin is in good working order when you arrive. If it is not, please call us and we will make every attempt to fix the problem. If your problem will affect the quality of your stay and we cannot fix your problem, we reserve the right to move you to another cabin of equal value with a $15.00 moving credit to your credit card. We will also try to assist you with your luggage if possible. When available, we will always try to “upgrade” you to another cabin.
We may have a cabin that permits pets. There is a $15.00 pet charge, per pet, per night and size is not to exceed 35 pounds. If your pet exceeds 35 pounds you must call our Vacation Specialist for special pricing.
You will be charged a $50.00 fine per pet, per night if your pets are not registered with us and will be asked to leave without a refund. Please be a responsible pet owner when bringing your pet on vacation with you.
Your pet is not permitted on the furniture or beds. Remember to “Scoop the Poop” on the property and clean up paw prints and pet hair left behind to avoid additional charges.
Pets must “always” be kept on a leash outside your cabin.
Remember to be safe with campfires. You are responsible for your campfire and your campfire that may get “out of control”. There is a lot of damage that could happen in a cabin development and campfires can get out of hand quickly.
Before making a campfire, check to see if there is any “campfire bans” going on at the time. You can call the Forestry Department at 606.663.2852
Regretfully, Five Star Cabin Rental will not be responsible for poor weather conditions, including poor road conditions due to inclement weather. We will not be responsible for accidents due to inclement weather. We try our best to control poor road conditions, but do not always have the ability to prevent accidents, or to provide acceptable passageways to cabins due to inclement weather. When possible, we will try our best to accommodate you with a cabin of the same quality.
